Getting your deposit ready and knowing how much you will need

We understand that one of the hardest parts of buying a new home is raising your deposit. That’s why through are parent company Total Investment Property Solutions we may be able to help with incentives from their relationships with builders and developers. We will also put a plan together to ensure you know exactly the amount you will need to buy your first home.

How does it work?

The Deposit You'll Need

Here is an example:

Traditionally a first home buyer will spend up to $430,000 on their new house and land package.

Land $200,000 House $230,000 = $430,000 Total.

Most lenders will allow you to borrow up to 95% of the purchase price.

So, 5% deposit is $21,500.

As an eligible first home buyer, you will receive $15,000 from the First Home Owners Grant (FHOG).

$21,500 – $15,000 leaves just $6,500 required for your full deposit.

Stamp Duty, transfer and bank fees

Still to pay are all the bank and government fees and this can vary considerably depending on your chosen lender.

Our expert home loan managers will show you all the options available to you and once you have chosen the lender we can then determine the amount you will need to proceed.

Remember through our relationships with builders and developers we may be able to help you get started with an incentive which you can use towards the deposit and or fees.

Once you are happy that all the numbers add up, our expert home loan consultant will help you submit a loan application for pre-approval, so you can start planning for your first home.

You may actually be ready now, however, if you’re not that’s fine we will help you put together a budget and plan to get you there.

Financing Options

What is the First Home Owners Grant?

The South Australian Government offers the First Home Owners Grant of $15,000 to get started with home ownership in SA when buying or building your new first home.

This amount can be used towards your deposit, fees, moving costs, furniture or for any good reason. It really depends on when you need it to when you apply for it. Most people will use it as required funds at settlement to make up the shortfall.

Almost everyone is eligible if they haven’t purchased a home previously, however, we will ensure that when we catch up we will let you know if you’re ok to apply for the grant.

The maximum property you can purchase must not exceed $575,000 however there are circumstances when building a new home where this can change that many people are not aware of.

Incentives through TIPS

You could be eligible for an incentive worth thousands from TIPS relationships to use towards your deposit or fees at settlement.

Each applicant is assessed differently, and at your first meeting with FHBSA we will let you how much you are eligible for and how you can lock in your free money!

It’s a simple process where we will commit to helping you if you commit to helping yourself to reach the goal that we agree to in taking the first step to becoming a first home buyer.

Just imagine getting an extra $1,000 - $2,000 or even $5,000 in incentives on top of the $15,000 FHOG from the state government which will take you closer to owning your first home. There may also be other grants available that we will research once we understand the home you are after. This could really get you going much sooner than you thought.
